The process of engaging a builder like Johns Constructions need not be a difficult of confusing process. While we treat each client individually, a typical process will be something like this;
1. Selecting your plans
The first step is to sit down with your Johns Constructions consultant and discuss your needs - this includes your likely budget, family size and other needs. If you already have a block of land this will be a factor at this stage, if not you can discuss possible land or packages available. See more here about packages.
The consultant will show you various plans that will suit your needs. You may at this stage decide that a plan is similar to your needs, but requires some alterations. See more on our standard plans here.
2. The completed plan
The completed plan with your individual requirements are created. You will determine that these are to your needs, including such factors as orientation on your land and other needs.
3. Options and fitout
You can now look at the various options and fitout of your property. Such matters to consider are how many power points you would like per room, tile and carpet selection, air conditioning or evaporative cooling, stove and cabinets. Some of these are included in the price, while others will be upgrades or additonal items. See more on standard inclusions and options here.
4. Pricing and Contracts
Your Johns Copnstructions consultant will formulate a price for your plan and fitout. Once ytou have agreed to this a standard building contract will be drawn up. You may be required to demonstrate finance approval at this stage.
Upon signing the contract you will be required to pay a small deposit.
5. Permits and contractors
Johns Constructions now obtain any required council permits and engage all needed contractors to complete your home.
The contract may need to be adjusted if there is any variation in council requirements or soil tests on your land require any different construction.
6. Work starts
We start work, starting with laying the slab taking care of all of the details.
During this stage you are welcome to visit the work site and watch your property being built, but you will not be allowed to enter the work site.
Johns Constructions will work directly with your financer to get funds drawn down for the various stages of construction.
7. Work is completed
Before moving in you will be invited to go thorough your property and check the quality and inclusions. If anything is noted as being incorrect it is rectified by Johns before hand over
8. Handover of the keys
Your now completed property is now handed over to you and you can move in.
All our work is guarenteed for seven years, so any defects can be noted and we will continue to correct these as needed.
