Johns Constructions have been building homes to suit the budget and lifestyle of first home owners for decades.
There are several questions we have found most first buyers are interested in. These include:
How much can I afford to spend?
What house designs will fit my budget?
What will I need to look for in a house plan to suit a growing family?
What inclusions and options do I really need to have, and what can I do without, or perhaps purchase later (such as dishwasher, expensive curtains and decking)?
What government grants are available to me?
Where should I go to for finance?
How many squares should I get ?
Does the size quoted include just the house or other spaces as well such as alfresco and garage?
Does the price include everything? What surprises will I get down the track?
What is the building process, and how much input will I need to have later?
Of course we can answer these questions in consultation with you. The answers may vary depending on your personal finances and situation. However, there are some factors that you will need to know;
Spend within your budget. See a finance broker or bank mortgage consultant early in the process to see how much you will be able to borrow, and don't spend over this. Try to keep your attention on the affordable for now.
House designs that suit your plans may very well be smaller plans for now. Again, find out how much you can spend first. Remember, most of the standard house designs you see on this site can be tailored to your specific needs
If you have already bought a block of land you should look at plans that suit that block - orientation of the house against the sun is important, the side of the land the driveway is placed on, and finally, covenants that the land developer may have placed on what you can or cannot build.
